WORK DESCRIPTION

Playa Brava is a private neighborhood located in José Ignacio, Maldonado in Uruguay. It consists of a subdivision of 94 lots of approximately 1000 m2 of surface area and common spaces.

The infrastructure work has been completed.

The services of drinking water supply, sanitation, roads, electricity and fiber optic connections have been completed and all the lots are provided with all the necessary services.

The drinking water is supplied from Portuguesa road, and connected to a pipe in the neighborhood. Playa Brava has large tanks to store and supply, through the OSE transport network, the drinking water consumption of the entire neighborhood.

Sanitation consists of the construction of sewage in the center of the streets, and home connection branch roads to the property line in front of each lot, located one meter from the lowest lateral limit of the property.

This is the proposal for two sewer collector basins. A basin that drains by gravity, passing through the easement mentioned above, and along the sidewalk of Saiz Martínez road to the final disposal point, next to the entrance to Pinar del Faro neighborhood.

The other basin drains to the side of the Portuguesa road into a pumping well located at the northeast corner of the property. It pumps through a suction pipe to drain into the collector basin mentioned above, that also leads to Saiz Martínez.

The streets that give access to the lots are built with tuff or ballast pavement, as well as the street that passes through the easement to Saiz Martínez.

Street crossing gutters are also built for water piping and drain rainwater as well as a drainage system towards Portuguesa road.

The construction of 2400 meters of sanitation system, several gutters and 1300 meters of drinking water system is completed, as well as the pump line from the well to the point of drainage.

The rest that remains to be completed is the connection to the existing sanitation system, located on Saiz Martínez road, through an easement of 300 meters in length, and the construction of the pump well that collects the wastewater from inside of the subdivision to drain into the sewers that operate by gravity. This work outside the neighborhood has already been approved by OSE and will be built in the first quarter of 2025. It is a quick and simple project and it is supervised by OSE.

Playa Brava has two 80-meter-deep wells to supply the common areas and the irrigation of all the flowerbeds and plantations with groundwater so that there is always water, including the summer periods when droughts occur.

Complementary works were also carried out consisting of the construction of a 600-meter-long sewage collector in the La Juanita neighborhood, which reinforces the general networks of the area. This work was a contribution from Playa Brava to the entire community of José Ignacio and La Juanita as a complement to the network at the point of reception of waste and water to the entire area. It was agreed with OSE and has been in operation since the end of 2023.

The road work has also been completed and only the last contribution of ballast remains to be executed for its beautification, which is carried out once all the other works are finished and will soon be ready by the end of this month of December of this year 2024, with all the opening of streets done. Also all the work of gutters is finished and we plan to plaster the entire neighborhood at the beginning of autumn of the year 2025.

The electrical infrastructure is also completed and is ready for connection to the UTE network. We have installed a very high capacity transformer to supply electricity to the entire neighborhood and it has excess volume for the periods of highest consumption.
