Who is the developer and who are the agents for the lots?

CAELAN S.A, is a corporation, a legal entity whose headquarter is located at Rincón 487, 9th floor, in Montevideo Uruguay. The president is Mr. Sergio Sessa and the Vice President is Mr. Ricardo Simón.

CAELAN S.A. is the owner, as promisor-seller, of all the residential units that constitute the development called Playa Brava, in accordance with law 17.292, and registered under number one thousand fifteen (1015) at the Land Registry in Faro de José Ignacio, Department of Maldonado (Uruguay).


How are the current plans and approvals?

The original design of the housing project was approved by the City Council of Maldonado on October 23, 2015 (Decision number 7726/15, File number 5660/12) and registered in the National Land Registry, Delegate Office of Maldonado with the number 12106 on December 21, 2015.

CAELAN S.A. obtained the approval from the City Council of Maldonado on February 11, 2020, to modify the surface of the units (from 4000 meters to 1000 meters average for each unit) and incorporate internal circulation, according to File 2012-88- 01-05660, Decision 00946/2020 and Record number 00241/202.

Currently, Playa Brava has 94 lots and common areas. CAELAN S.A. has all the required plans and departmental approvals. It also has the approvals from UTE and OSE for the electrical networks, drinking water and sanitation.


Payment Methods:

There are two payment options.

The first option is in cash, a 25% deposit upon signing the reservation and 75% upon signing the purchase agreement with simultaneous transfer of ownership. This option has a 5% discount on the reported listing price.

The second option is financed with a deposit of 25% upon signing the contract and the remaining balance of 75% will be financed in 36 or 60 equal and consecutive monthly installments. The first installment will expire 30 days following the signing of the purchase and sale contract. The financing option will have an annual interest rate of 7%.

We have an agreement with Banco Itaú that offers a package of financing in Uruguayan pesos and/or in American dollars. This financing and benefits will be communicated directly by the Bank to potential owners who request them.

When can construction begin?

Upon signing the purchase agreement, the architecture committee will be available to receive the plans for the construction of the houses according to the construction regulations of Playa Brava.

INFRASTRUCTURE DETAILS

Electricity

Playa Brava has a substation installed to supply electricity to the entire neighborhood. The power of this substation is more than enough to supply all the lots and this was designed to be able to meet electricity consumption at times of high demand.

We have built an underground ring of all the wiring that provides electricity to all the lots. The energy reception niches and their meters are installed and will reach every single lot.


Internet, cable and phone service

The services will be provided through fiber optics, already included in the wiring and each owner should request it from Antel.


Streets and access roads

The neighborhood is designed with roads that are completed, the main streets and access roads are finished and are in the landscaping process. Its design was made with several layers of tuff to improve strength to the streets and an additional layer of tuff on top in a special color that will provide a superb aesthetic to all the roads in the neighborhood.

The ditches are completed and ready for the finishing material; and the rainwater flows perfectly throughout the neighborhood. The plan is to cover the entire neighborhood in early fall 2025, and then, once the soil has settled, it will receive the seasonal rains.

Vegetation

The boulevard has a flowerbed of 3 meters in width and about 72 palm trees lined every 8 meters. These palm trees were planted 7 years ago and are well settled and healthy. They are irrigated in severe drought season and hot temperatures. They are also fumigated against the different pests (such as the red weevil) that lurk at this time. In the neighborhood there are several flowerbeds already formed with individual irrigation systems and populated with native vegetation and also palm trees that surround some streets. The last stage of landscaping will be completed during the first half of 2025. After this stage, the landscaping evolves and improves over time with great care and always available water. Playa Brava has two 80-meter deep wells that permanently supply us with groundwater.


Safe drinking water and sanitation

Playa Brava has its own drinking water tanks. The system for drinking water and all drainage is completed for the entire neighborhood.

The sanitation project, which represents our most significant one, has been completed in its entirety.

This milestone is of particular importance to us, as we have decided, together with OSE, to carry out a 600-metre underground sanitation network in the Balneario de La Juanita to contribute to the comprehensive system at the drainage point of all flows from José Ignacio. This is a large-scale project, with pipes and equipped with state-of-the-art pumps. This contribution from Playa Brava to the community was important for the infrastructure of the entire area and has been operational since the end of 2023. It plays a very important role for the community, positively impacting the sanitation of both José Ignacio and the Balneario La Juanita.
